Typically for real estate deals you can only sue for actual damages, you cannot sue for emotional distress.

@Earl Morris - You're actually on the right path by doing estate planning before you buy more real estate. 

With all your fundraisers I guess there's never a reason to turn down money.

But I guess they don't market as much as they used to either.

This can be just pure hustle, gopher work, actually labor, etc.
