If your tenant is a Drug Dealer, (and if you don't know this one you are really NAIVE), AND THE 'Feds or the Sheriff' makes a Drug bust at your house, there's a very good possibility that the house could be shut-down AS a rental property for a period of time (look it up).

I think the real estate market is still reasonably priced (if you look outside the hottest market in the nation), and with Fed increasing the interest rate that will help to slow down the market even more.I think the next bust will come from the big apple, Wall Street particularly.

Rent it for 1 year then sell it as it becomes capital gains / about 1/2 the highest tax rate from the feds not sure about your state taxes.

And with any asset there is risk...But the fed has explicitly said they're willing to print until their fingers bleed to put money in peoples hands lol.

When the fed wants to increase inflation, they will lower rates which in return raises the dividend yield of the bond, but lowers the sell price of the bond.

Until I sell or move to Tampa in a couple of months, I personally do all the outside maintenance.. seal the driveway, paint, shovel snow, cut grass, etc.
