The thing holding them back from signing the lease is an opening between the two bedrooms (they want it walled off).

I'm doing one in Michigan with my gf in a duplex just got a tenant.

I have a goal of buying a duplex and living in one side and renting the other side.

A buy and hold strategy in Hilton would be excellent if you can find a duplex (or any multi-family), but they are difficult to come by.

They consist of six single families, three duplexes and three condos.  

The catch is that Fannie and Freddie (to the best of my knowledge) will not underwrite a 2 unit manufactured home (it’s not a modular, it’s a double wide duplex, 6/2).
