It's located in a residential area and for example if I were to offer it as a wedding venue, it could not be used for a night time wedding dance as this would disturb the neighbors.Three bedroom apartments rent for $750.I do not want to go to the expense of turning it into a duplex or triplex.I do not want to go to the expense of turning it into a home.Has anyone else done something like this?

Garbage service is included with the taxes.Mortgage would be required and the seller is open to holding a small portion of the note.Similar properties in the area or even duplexes have sold for $390k to $450k..If any other info needed, just let me know.

A buy and hold strategy in Hilton would be excellent if you can find a duplex (or any multi-family), but they are difficult to come by.

The catch is that Fannie and Freddie (to the best of my knowledge) will not underwrite a 2 unit manufactured home (it’s not a modular, it’s a double wide duplex, 6/2).
