What are some guidelines for low income tenants with less that desirable work or incarceration history?

I am in the insurance business and am wondering what is becoming more desirable to property owners? 

Our desire is to move that wall (and plumbing) 18 inches towards where the camera is, to allow a full bath/shower to fit in the master bathroom, and to make it a bit more roomy -- and to make the guest bathroom a little less awkwardly sized/proportioned, but still comfortable/cozy.  

Another perspective - I self manage around 20 Class B SFHs and have absolutely no need or desire to pay someone else 8-10% to save me maybe 2-4 hours a week. 

This 2-floor condo has 2 car parking, which is highly sought after in this very desirable location.

@Brian Garlington you're right, 10-unit on Noble @Michael Swan had and got rid of.Apartments in Cleveland Heights are tough to make work, and they're not very desirable.

One where you can make a profit, the signs of that are short estimated rehab time, desirable area etc.2.

I think it is part of their desire to build a nest.

Convert them to rentals, hold for a year, then 1031 if desired.
