Yes I've considered SAC but for me personally I don't have a lot of time i want to dedicate to managing properties myself and so I prefer passive investing and relying on PMs.

If that is not an option, Interview with a few of the Agents in your area that have the LARGEST Teams, they typically have the best 1 on 1 training, but beware, they are also Sharks who will chew you up and spit you out if you do not produce, it's how they got to be so big.

Other things to consider beyond your return are the market the property is in, actual work/time you will dedicated to this and how you're going to finance this.

I have been investing out of state for over 12 years now and your rate of return is definitely good IF you have the right systems and teams in place. 

As opposed to framing where you a need a team of people to hoist large sections. 

@Rex Celle, I'm not quite as formal as a dedicated PPT (just jotted down in my notebook), but yes.I haven't really adjusted my 3, 5, 10-year goals, but have adjusted how I plan to get there as I gain knowledge, experience, and insight.
