I think that’s great how you are networking with your clients that you have sold homes to and turning them into investors with you.Anyone else out there that has been able to maintain a job that you like and build a real estate empire that wouldn’t mind sharing how you did it.

But if they bought, held n sold without any updates then I feel you.

Lot's of short sales and foreclosures happened.Funny enough some of the sellers that sold to them on the peak were now flush with cash and buying stuff back from them and others at a discount. 

Of those, only 1/10 has gone under contract and was finally sold.
