Hi I'm Seth and I'm currently a high school senior saving up and learning for my first house hack which I plan to do in my sophomore year of college at U of O.

When you are new don't get into a big rehab, don't buy w/o a realtor, get a pro inspection, get liability insurance, learn to underwrite, learn LL tenant laws, screen your tenants, including inherited tenants etc. etc.

I think we've done something similar w/o issue.

If in an RA or RF zone, COO is always required.If you don't have an ADU and rent the whole home out w/o living in it, you need the registrations above including a COO (cert of occupancy). 

Some people work a J-O-B for a crutch while eeking out a few sales here and there.
