They can fund very quickly on Fix & Flip loans as well.i typically do not use them for long term DSCR deals as they are not always the most competitive on pricing.

Even if you had a dozen mid term rentals in a cash flow market (which would probably be $2-3M of property), you're probably only going to net $4-5k/month hoping to avoid the big capex expense like a roof or furnace.

Hey Bans,  the ARM seems like a great option for the increased cash flow in the short term and interest savings for the 5 year period.

I was applying for a DSCR on my rental property (cash out refinance) and everything seemed ok, my FICO 680, DSCR 1.08, Appraisal $179K, LTV 65%.Unfortunately, the lender cannot close due to derogatory on record on my primary residence.

My firm will do 70% on an investment property as long as its a SFH, Condo, or Townhome.
