I don't scrub trustees from the list - but I always scan for duplicate names and remove them (that way I don't send someone the same letter twice in a row)One advice: make sure it's titles correctly, you don't want your letter/postcard to say 'Dear Trust'

ABM Always Be MarketingI've been targeting accidental landlords on Craigslist to see if their interested in selling.This week I've started sending yellow letters (if you enter yellow letters or direct mail in the search bar for several articles and discussions) to expired listings.Next up is a direct marketing campaign to absentee owners.When I run errands I take different routes through my farm area looking for For Rents and FSBOs.I also have a website to direct leads to.

Here's the problem: the common driveway is riddled with potholes; both within our property line as well as the neighboring 4plexs' property line.Do Ia) fill in all potholes, regardless of who's property line they may lie on, with the understanding that I will be shouldering the entire cost of this repairb) fill in our half of these potholes (quite literally, this would mean filling in just 1/2 of several potholes)orc) send a letter to the neighboring 4plex owner asking if they are willing to share the cost to fill these potholes.

Create LLC, contract on HUD home, get a online pre-approval letter or if u have your own POF or pre-qual letter, find wholesale buyer, wholesale the LLC, get your fee or only collection a portion, retain 1% ownership to sign close docs, close the deal, collect rest of fee and wholesale person gets the house.
