Townhome1 (October 2014) - $157k + $10k rehab & furnishings Townhome2 (September 2015) - $181k + $20k rehab & furnishings Townhome3 (January 2017) - $185k + $20k rehab & furnishings Income 3 x ($750+$700+$700+$650) = $8400PITI + utilities + internet + TV + HOA = $3909Monthly profit before vacancy & repairs =  $4491Note vacancy rate is very low since there are 12 doors, and rent very quickly in Denver at these prices.The bonus is that we paid $523k for them plus $50k rehab, and maybe $15k in closing costs.

Agree with everything posted above and that many first time flippers get burned expecting the process to work like the TV shows and YouTube self-proclaimed gurus make it seem. 

The tax advisor is half right.If all an investor does is whip a property into an LLC, then an attorney could pierce the corporate veil and go after the investors.On the other hand, if the partners in the LLC have a strong operating agreement, keep minutes and don't mingle personal funds with the LLC's funds, then an attorney or court is going to be hard pressed to go after the partner's assets.The moral of the story, run your real estate investment LLC as professional business.

As a Contractor myself, my biggest challenge is staying in budget as much as i can, making sure the investor is not building a house for himself to live in as it happens in a lot of cases and they lose in the back end, and staying on schedule.Budget: I can give a ball park number and where we should be at Sqft costs, as long as the investor doesn’t go Crazy, I usually am within +$5 of my proposed Sqft CostsInvestor: Rookies have the same mentality, Let’s build this flip like we see on TV!
