Hows it the biggest change to the industry in a century...when literally 25 years ago the MLS was not on the internet, and thus commissions not easily discernible from going to an online MLS.Literally we are just going back to something that existed in the industry not that long ago.

The agreement should last 4-5 days.If I don't like that home, and I think I want to engage a buyer agent for more in depth services over a longer period of time, then I will entertain other buyer representation agreements, but I will not agree to over 2%, which is the maximum recommended by the Consumer Federation of America.To be fair, if my needs required my buyer agent to show me 30+ homes, or preview them since I am out of town, or something else that took an extraordinary amount of the agent's time, I would consider more than 2%.

The plan: I am identifying on/off market properties that are targets, will do all of the real estate work (listing, showing, advertising, vetting, etc) and will split the cost of the purchase of the home and the material costs for any needed repairs.The contractor will be subbing out portions of the job and be on site mostly full time until the project is completed.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

I recommend you add a little more detail to this post.. what kind of property etc etc.I have done probably more than 12 to 15 deals in south side all 2 to 4 flats.. at first they all sold to investors the last 3 or 4 sold to owner occ.

What you always want, in any eviction before any district magisterial judge here in my area, is a clear open-and-shut case where you are obviously high on the Mountain of Right, while the tenant is deep in the Valley of Wrong.But I don't operate out of Dallas and I really can't tell you with any real authority what's best there.
