Many of these rental arbitrage people who were carrying multiple long-term apartment contracts could no longer afford to maintain their rent with no STR tenants, so they broke their leases and about 1/3rd of the STR market in Medellin dried up within a month of the borders closing.Of the surviving STRs that were left, they switched to the long-term rental (LTR) model and found tenants for the multi-month Colombian lockdown.

Most don’t feel comfortable leveraging up like this, but I’ve got a W2 and don’t depend on my rental cash flow to survive.

They survive more than 1 tenant. .

I have used glue-down vinyl plank flooring in basements that get wet; one recently got a couple of inches of water due to a drain stoppage, and the floor survived just fine.The walls - just paint with dry-lok after scraping loose stuff off.

I'm viewing the next 3-6 months as more of a "survival" phase & then we'll ease back into a healthier STR market after that. 

It is much easier to survive a crash if you are only paying 9,168 a year in mortgage payments, then if you have to come up with 14,208 every year.
