I really have enjoyed the flip process and would like to continue with them.

I would like to use small multi family properties to build a sustainable portfolio, not only for my family now, but, that I can turn over to my girls some day.Now that I look at it, maybe that's more an idea than a plan...

It was so funny I met this girl there and she was talking about doing things together and I said aren't you married LOL.

And some are retired and and just looking for reasonable risk and cash flow to enjoy life without too much hassle.

In the last few years I've averaged 3 offers a year, bought them all with cash and closed as promised.All were carefully chosen for the rehab to rent strategy that I'm doing.I absolutely refuse  to waste my, or anyone else valuable time chasing all over creation looking for a short term gain.I'm old, slow and methodical in my pursuit and fully expect to enjoy the fruits of this attitude for a long time.

Just enjoy it and having multiple streams of income will help you even if they are in the same industry, like rental units in different parts of the country.  

Next, marry the poor girl.
