Dangerous isn't the word that I would use, but I wouldn't advise getting houses under contract without seeing them. $25/sq ft is a good ball-park estimate if you know you need a full rehab, but there are too many what-ifs to do a number like that.

Hi Terrell,It might be a Sovereign Citizen "Type" person who filed it.This was happening in Las Vegas a while back, and they thought they some legal standing to claim the property, but I don't think it turned out too well for them.As far as it's legality, that would be up to an attorney (or possibly the District Attorney) to decide that.That's all I know about this "The Living Man" kind of stuff Or it could be legit, and the person chose to word it this way for whatever reason.

I am not sure about other Turnkey contracts and to be fair, there is very little "common" to the turnkey business model because the word itself has been so over-used to where it has so many different meanings.

If I understood the question correctly, My suggestion would be try to open the PDF as word, update the logo and publish it as PDF.
