There is also the position that networking with local communities is a vital aspect in growth.  

Two motivators for me in that A) I feel it's my duty to at least get a record on her report for the next landlord and B) It has been a HUGE eye opener for me to see how well i've been maintaining records.

Only now finding out they misprepresented and withheld vital information on two properties they had them invest in.

I realize that with large professionally managed companies, things are mostly OK, but some of the properties I'm looking at are in rural areas with tenants doing double-duty managing the property.  

Hi Erwin,If it were mine I'd put in a heavy duty type curved rod--screwed into the studs above the surround.

At that point you'll be much more comfortable with being a landlord and you'll know what duties and qualifications you really want to look for in a property management company.
