Is the training in person, virtually, or available on demand?

Never take a realtors word on anything, especially when doing a virtual tour from across the country, unless you know them personally, have worked with them before, or have a trustworthy voucher from someone you know.

However, the past year I have been learning the new ways of virtual marketing:  building an email list, using a CRM like KEAP to followup and/or solicit leads, converting leads, using one-to-many webinars etc. 

Also, you should definitely join a real estate mastermind group so you can surround yourself (physically and virtually) with other people who have done what you're trying to do. 

Is the training in person, virtually, or available on demand?

Speaking from Connecticut it's a tough market where there's virtually slim pickings in terms of getting another apartment to live in.

I'd be happy to pay an experienced member for their time and coordinate virtually.

The market with greater rent growth will always eventually have the better cash flow (assuming rents grow more than expenses which is a virtual guarantee with a fixed rate loan).

That learning curve is huge before you take the leap of faith to make decision on OOS investment virtually.
