"hey maybe we can talk to the tenants and tell them we'll drop eviction if they leave by the end of the month"...... save the head ache and time....Client thinks courts is the best way to go as if money will be guaranteed to him.....Can you help me think of other arguments against GOING TO COURT?!?!?!

I sent the appeal with a copy of the sales contract and appraisal, and they simply sent me back a letter saying they dropped it to my requested value of 80k.

If it's commercial I would say go with a white box reconstruction, that way it is an attraction to new tenants who would like to do a buildout, while still being relatively cheap (pretty much demolition, electrical, drywall, drop ceiling, ect.)If it's residential, I would start calling contractors right away to get some estimates of what you need done and try to avoid bringing up the fact that you will be receiving insurance money because then their prices just skyrocket.Let me know how things go!

She signed that lease last year where it states this.Obviously it's "convenient" for the tenant to know she can simply drop the check or money order over to me because I essentially live next door.....but what she doesn't know (because it's none of her business) is that later this year I will be buying a fourplex with an owner occupied FHA Loan and therefore will be moving away from her so obviously she won't be able to just drop the check over to me at that point.I have another property with tenants in it and they are on "ERentPayment" and it's working out really well.Any advice from the BP forum will be appreciated.
