@Robert Berth civil suits are not covered by a Liability (General Liability and Umbrella) policy. 

Her brokerage is telling her she shouldn't get her license since I (her husband), invest in real estate due to liabilities and law suits???

If you got sued, and there was one document that you signed personally as a lapse of judgement, that may pierce the corporate veil and you are now personally liable for any ruling of the suit.  

But if he immediately hits some walls, with trusts and LLCs, with no quick way to untangle, that potentially frivolous suit disappears because no one wants to pay for it.

There are a few luxury items they are not allowed to include like swimming pool, tennis courts...

@Bryan Thomas Thank you for the insight and from all the research I have done it seems like an area that could have some potential, but might be better suited for an investor with more experience.

This was Mother Nature that brought unusually low temperatures and killed a plant that wasn't well-suited for such a low temperature. 

And a builder could NOT absorb 6% out of their profit margin.Agent framed this as "build to suit," and I think it is getting everything confused with large production builders who buy all the land, build dozens of homes with the hope to sell them to buyers (and need a RE agent to help).

Probably not much chance of getting title through a suit, the best you could probably expect would be to recover damages.
