For some of my partners, investing in Toronto ($400-600k) is not a lot and for others $65k for a down payment on an Edmonton townhouse is too much. 

However, I strongly disagree with much of the rest of what you said.

Are you intending to be a partner on this deal, or a lender?

I would consider how much time it would take to meet a good partner versus get a check for a wholesale.

Excited to learn and love the idea of partnering with a seasoned investor for a few deals sharing profits 50/50 if anyone is interested.  

The Mueller redevelopment has been a strong driver for property values in the area, and looks to continue that momentum with restaurants, Mueller's first bar, and the Alamo Drafthouse all being added either recently or in the near future.
