We own a single family in PA and a multi-family in Albany, NY.

While the marketing is key, and should certainly be factored in (influencer stays, paid social posts, video and photography work), the equally important point I was trying to make is you need a product that stands out.  

I was wondering what some of the better management tools to use for a single STR.

There's nothing wrong with doing virtual walkthroughs in my opinion IF you already have a relationship built with that broker AND you have a good idea of what you're doing.From a broker's perspective, if I'm spending my time, energy, gas, resources, network, analysis, etc. on a client that is either not making serious offers and/or is spending more quantity vs. quality - then I may be averse to walking every single property.

I see lots of agents and wholesalers pushing this product that simply does not deliver.

I'm trying to secure one more property before I go back to school and therefore back down to a single income with my wife while I finish flight school.

In my case it involves a lot of expensive equipment, knowledge of flambient photography, a mastering of Photoshop, and a lot of patience for processing multiple exposures plus flash for a single finished photo.
