You are right BP is pretty overwhelming when you first get signed up, but there is SO much good info on here it's incredible.I have several friends who are contractors (general, plumber, carpenter...) and one who actually owns a home building/ remodeling company here in the city, would these be good resources for learning about rehab costs, labor, material costs, etc?

I am trying to set my value for a 6 unit property that should rent for $6000-6900 but is currently only renting around $4900 as one of the unit is getting remodeling.

I'm also co owner of remodeling company which is very helpful in both of my businesses as well as to my clients and colleagues. 

Even better, you'll find some good deals FOR YOURSELF to buy wholesale, and being a contractor, you have the skills and ability to buy materials at a discount to fix and rent what you buy creating instant equity in the property when you are finished remodeling it.

-How important is it to get permits for partial remodel (new drywall, windows, doors etc.)?

I would like terminate that lease May 1, 2016 in order to remodel and put it up for sale.

thanks for all replies here, just wanted to provide an update now that we have completed the cash out refi process: after doing a full remodel, foundation to roof, the bank did not request any proof of permitting at all.

"Lamps Remodeling" would be my choice. 

You will need the money while starting out in vacation rentals.I bought my first duplex with an FHA, and lived there while remodeling.
