As Jon H mentioned, normally these percentages will only work in lower-priced rentals which unfortunately also means lower quality rentals, sometimes even ghetto type properties.

At least it's off my "to-do" list.I just had an offer accepted on a 3-note portfolio, and I have a seller literally begging me for an offer on another note.I had a very productive dinner with the SEVP/CCO of a local bank, which I am certain will lead to something good.Finally, I had 2 family members who have done deals with me in the past approach me with some more money they "found."

NNN and also self storage have much higher barriers to entry than SFR properties.You need to decide if you are open to pooling money with other investors who want to be in that asset class but do not have the total funds to go it alone or do you want to save up more money to buy yourself.You really need about 200k liquid or so to get started with quality NNN.
