Does anyone have any idea why an agent will be uninterested in communicating about a property that would result in pretty big commission check?

and given that returns on these are right at 15 to 20% kind of best case for any volume ( granted I know we all hit our homeruns sometimes) but how can you pay that rate and make any money on the delta.. you would need to be buying pretty big tapes and then you would owe them money while your not making any money stabilizing the collateral.. unless their interest payments are on accrual.. ????? 

It looks like my best comp I have is 385k and was pretty standard looking - same type of flooring, kitchen wasn't high end refinish, bathrooms had basic tile.

@Anthony Bibbins Finding a home in pre-foreclosure is pretty easy here in Florida.

The home was built in 1940 but I have checked it out and looks pretty decent.

Those numbers are pretty close as you will have to take into account maintenance, cap ex, vacancy and other expenses.
