I called Bank of Whittier in California and Dallas and they said they don't provide that type of financing.

Real estate two types of investments-  income vs. apprecation. for example i am just outside of DC, and most of my investments do not cash flow day 1 but are not way off.

My other investments are short term air bnb type rentals so the PM arrangement is different.

Whatever the type of financing might be, they usually have maximums not allowing deductibles that high.

Some areas are more friendly than others but its become such a hot topic, as well as popular, that its just difficult to get in if you wernt already in. 

I've struggled to find deals where a positive cash-on-cash return would be possible or even breakeven.Expert advice neededI am curious to hear from other investors what types of house hacking strategies has worked in Hawaii (or similar markets).
