Knowing more about the RE process and Construction trades will give you a huge leg up over your competition so anything you can learn is important.Don't rely on Realtors and the MLS/Zillow/Etc....drive around neighborhoods you're interested in and ask questions, pay attention to trends.

@Chris Wilson - as others noted, an appraisal for a refi is not the same as market value. the very definition of market value is what a buyer is willing to pay for a thing and what a seller is willing to accept for a thing (and you then hope the appraisal supports that number). so, trying to compare a refi appraisal in February to market value in July is comparing apples to oranges to pineapples or pickles. market value in February to market value today is probably flat (but don't expect multiple offers or bidding wars unless you underprice when you list - bad idea today!).
