Honestly the vast majority of our leads come from people finding me here on BP, often digging up an old post I wrote as a new Realtor or not even licensed yet.

I’m not trying to discourage you at all, but I do suggest you dig deeper to find the root cause of your analysis paralysis.

I'm curious to see how others have modeled out prospective returns, but primarily focused on digging into fees - from closing costs to taxes/insurance/hoa fees/electric/garbage/cable etc. 

Any neighborhoods in Baltimore you recommend digging into?

I'd recommend digging into your motivations, start saving money and building credit (if needed) towards the goal of buying a house-hack or partner with someone who is flipping or BRRRRing property to cycle your money back quickly and grow.Go out there and get it!
