I would like to take a serious look at it, but at this point I can't justify spending $250/month for software/website.

Basically, as a homeowner you can justify living with out heat/ac/water< refrigerator, whatever it might be, because you’re personally saving money.

If you have been listed a while and this is the first applicant, then you will obviously be more inclined to justify working out a deal with them.

If potential market rents as is can justify the 1:1.25 DSCR you will get funded. 

It just acts as a way to justify the increase.

I do know that some landlords use the fixed charge amount concept for the water/sewer but it is unclear in case law how well that holds up because there is no meter reading to justify the charge. 

On second thought, if you do have enough tenants, it may be financially justifiable to ask a lawyer.

It would cut into my cashflow pretty deeply. (10% of rent) I am under contract, I put an inspection clause in so ideally I could back out.Are these realistic goals or is it me trying to justify everything?
