It is like doing homework, but by doing them over and over, you get quicker at it and I am starting to recognize a good deal vs a bad deal much easier.

CitiMortgage doesn't recognize any of the loan numbers I have provided as reference.I need to either make payments to the 2nd if it still exists, or I need to be able to sell the property & transfer title. 

In doing #4 above, and "running the numbers" on a bunch of properties, you will begin to recognize what a good deal, market price, and a rip off looks like.

I'm looking for a SFH rental as my first property with minimal maintenance and renovation (starting out with baby steps).At this stage, I am ready to interview agents and find one that can help find good deals for me as well as provide intel on the market.

Security cameras wont do anything for you most likely, unless you can watch the video and happen to recognize the person in it.

Then interview each property manager/management company to see how they can increase your profit margins.
