I am not a lawyer and this is not legal advice, but I have added a cancellation clause "cancelations within 24 hours of arrival will result in no refund, cancelations 1-3 days before check in for a 50% refund" as well as a fee associated with undisclosed pets, that is around twice the fee for disclosed pets that you charge.

I'm not an accountant, and I'm not a lawyer, but in my opinion, having one LLC per property can be considered overkill, unless there's a lot of equity in each property. 

However, new construction may be cheaper and easier.4) Find an architect that is experienced with unusual situations.5) If you need variances, find "the guy" -- aka, the lawyer that is basically at every single zoning meeting and knows ever member of the board.

Insurance has gone up about 55-60% last 2 years with no claims thanks to all the lawyers that advertise on tv.

I’m not a lawyer but I suspect they would compromise a good deal of that protection if you were to use it as an investment related property while not living there.Is there a specific deal you are trying to fund or do you just want to have the cash handy?

If you buy property in Mexico, you need to get yourself a good lawyer.

At least in Florida, using the deposits to build requres an additonal contract and lawyer or there could be signifiant risk.We are opportimnistic in building.
