If it's a one-asset estate, it might be a simple as filing an affidavit or it may be an informal, summary probate with a single court appearance or a formal probate with appointment of an administrator. 

What it doesn't sound like they've told you is that the next step, which is a judicial quiet title action, is a much longer and costly process.  

A formal education isn't required, though having a good foundation and understanding in finance, business law (contracts), building standards, etc. is good. 

Seems pretty backwards from a buyer's perspective that the dozens of buyers agents walking their buyers through a property are representing some seller they may never met before just because a formal agency agreement hasn't been signed between buyer and his agent.
