Turnkey is mostly about people, so these kinds of data points that come up during your research are really important in deciding who you trust to stand by you for 10+ years.

I love the idea because I so value data collection and analysis.

You CAN get access to the data through Geowarehouse, but you have to prove to them that you are a "real estate professional" and the cost is somewhere around $3k/yr I believe.Cynicism and jokes aside, it really isn't that tough to get a license and park it at one of the low-cost brokerages that will allow you to pay for Geowarehouse and get the previous sales data from TREB, LSTAR, etc. 

It's more of a data point to be used as part of an overall picture - definitely not a deciding factor for us.

If all data points look good (he or she should know) then look for private equity or hard money to move forward.

If it is the latter, then the provider should be able to show you data regarding all their costs and expenses based on historical rates.

(monthly/annual P&L statements, annual property operating data, rent roll, others?)

I was thinking the same (i.e. income to rental and purchase pricing vs. non parity, in various cities and enclaves) with perhaps a disproportionate ratio of 'rentals' to home ownership... if that sort of data is tracked, and available online? 

It's a 12u at the 300K asking price but I've driven by it but hadn't looked further into it.
