I more or less used $1500 as a place marker.As far as vacancy goes, I would need to get some more historical data on this property and when I get home I plan to do that, as well as walk the property to see what all needs to be fixed.

I have analyzed Economy indicators and data of the region and I don't see a strong employment growth, but given that this area is closer to the Mexican border, there seems to be a steady commercial activity associated to trading  and import/exports of goods all year-round.     

Our stated house rule is no parties and the person booking needs to be at least 25 yo.Can they just ignore us and show up asking for entry?

That said, you don’t need to be an expert to calculate rental property cash flow on your own; the process is relatively simple as long as you have the right data at your disposal.

I would not “sing praises” that people should still buy- but cautiously suggest to make sure you are in daily contact with a knowledgeable realtor and lender to get the actual data.
