If there is no deal available you are better off paying down debt provided you always have access to capital.

If you are working with a real 8 plex, it would be considered commercial and therefore usually valued by income.  

Does it make a difference if the arrangement is more:70% IRA LLC30% cash LLCDo you have to buy properties full cash outright with a self directed IRA, or could my IRA/myself get a commercial mortgage?

In the event that it doesn't, a few extra hours each year is worth the direct market access a license provides.- Knowing your market is key - what better way to learn it than to have real-time access to all current sales, pending transactions, etc?

Then will come the commercial and multi family.
