I have a few realtors that recommend me regularly and they would not take a referral bonus even if I offered one. 

This business is heavily based on relationships, so in most cases, the referral you get will be highly biased by the relationship between the realtor/lender and not necessarily what's most objectively reasonable.

The price to rent ratio is super high almost across the country.

I am interested to know if seasoned note investors would recommend the better states to buy notes.

Many people buying items online, especially clothes, very much appreciate the ability to have a store nearby to seamlessly do returns at.
