While their cap rate is declining since Fed hiking rate.In my Single Family, even my primary could generate 1.10x DSCR ; my cash flow property is well above 1.6x by average.I have been wondering those guys in Multifamily (LP), seriously how do they make money in this environment when their conservative UW is only giving 1.2x DSCR, it was way too low, too much risk.( if folks want to understand what we are talk about just read the financial operation offering) .... i always confuse on this aspect hence i raise my other thread about the better investment of active single family

Hi, looking at a 6 unit multiplex in San Jose where rent increases are capped to 5% annually. 3 units have ~$500 below market rents which makes it hard to make the properties break even (esp in the current interest rate environment) even at 5.75% CAP.
