I priced out a roof replacement on an 8-unit building (4 upstairs, 4 downstairs) and I can get a new roof on an 8-unit apartment for the same cost as 3 SFHs.Scale is also a magic word along with Exit strategy.

In other words, both Fannie Mae & Freddie Mac prohibit the use of borrowed funds or investor funds on an investment property transaction, so this structure does not qualify for conventional financing.PM me if you would like Amy's info or if you would like to grab a coffee and talk more about this sort of structure.

"Caught renting " key words here.Since it is your uncle rent it to him with no written lease or have a lease that your uncle doesn't share.Tell them that a family member will be watching maintaining your house in your absence.Another option sell it to him with a land contract or bond for title and don't record it.

My other transactions, both buyer and listing sides, have come from my sphere of influence (people I knew before being licensed), networking at local meetups, word of mouth from previous clients, setting up a referral agreement with a licensed flipper/wholesaler I know to list the not-quite-off-market level houses, and some limited direct marketing.
