HI @Bryan Nevin I was at the meetup that @Ana Nomys mentioned, it was a small group but great to meet local investors with similar mindsets.Unfortunately I can't attend the next meet up but @Mark S. is organizing it so he can probably give you some more information.

I do lots of volunteer work and give to food banks, health clinics, and battered women shelters.I mentor others who also give back to community - whether the impact is local or global.I'm new to REI so don't ask me for advice. 

When these properties hit the MLS the only offers that are accepted during that period are from Non profit organizations or owner occupied buyers.

One building the paint had to be custom made to match the original that was used, even though the entire surface was being repainted.Now, you can have land registered and not an improvement, such as a historic site, Ben Franklin once spit here, and there may not be a restriction to improvements as they may have been built after the fact.The due diligence is why is it on the register, what is included, what organization had it placed on the register, who are they, what are their requirements or standards, how do they approve work and what continued oversight will they have from then on?

Unfortunately, there's no write off when such a "donation" goes to anyone besides a non-profit organization.
