Just to be safe, don't throw out anything of value like photographs, mails, bills, etc..Hold onto the valuables off site. 

Their professional photographs are fantastic and their writing team wrote a very lovely ad.  

One friend recommended Friendly Marketplace in Georgetown that basically sell everything you need for a home at 50% retail price and all profits go to Veterans.  

I would also add a checklist for items that you want you PM to check or photograph on each inspection. 

In fact I’m sure some turnkey investors do very well.The veterans around here can give far better advice how to analyze turnkeys, but as a start:Use sites like realtor.com and zillow to get a ballpark value (look at the comps).

The contractor now has his father up from down south also living there taking care of the place & at least it looks well maintained.Another option we have found is approach veterans who as a group are often interested in CFD until they can get their credit corrected.I know these are unique situations but trust me they are out there.Never give up& Good luck.
