You can hire a lawyer to set it up for you, but many small businesses form LLC's on their own.The important thing is keep your LLC organized, keep business things separate always, and run your business with integrity.

Keep in mind that this program is geared towards investors who are really green and would benefit from having their hand held through their first deal.

Your debt you are taking out does not incur any taxable event, so using that capital for your purposes is wise if you want to keep the asset the debt is held against, assuming your getting a better rate of return then if you didn't have the debt.
