There's a decent possibility of the unit not getting rented for your allotted time, given the way AirBNB/VRBO algorithms work, and you'd still want it to have decent furniture, pots & pans, etc. so you may end up spending more than you expect just keeping it in good shape.  

I just went through the same thing but for minor stuff like loose toilet, missing outlet cover, no vent in half bathroom and water stain in ceiling.

In fact, show me where printing unlimited money has turned out well and I'll give you a cartload of Zimbabwe trillion dollar toilet paper rolls.   

I want to slightly upgrade all flooring for each unit, kitchen (fridge, laminate countertop, cabinets, oven), and bathroom (tub, vanity, toilet).

It could be a toilet flapper gone bad, or it could be the occupant trying to stir up trouble.

Great results, I've heard good things about Northern Cincinnati and sounds like the deal panned out well.

Others issues could be plumbing, stove, washer, dryer, toilet, roof, etc.

I would just tell them not to flush the toilet.
