If I remember correctly the liens are only good for a year or two, so even if they file, if you're holding the property for a while, maybe not a huge deal.

FYI a consumer tenant can charge back up to two years of ACH transactions. 60 Days is just the cutoff for where the tenant/consumer "may" be held responsible for the transaction.
