Are you experienced investors waiting to see if prices drop?

It was listed at 500k and just dropped to 400k yesterday (after 3mo on market) leading me to contact the realtor. 

Hell, I'd start a REIT and run the ship, but I'm asking you to sell me on being a drop in a big bucket of other investors.I know this conversation is somewhat heated, but I'm very interested in learning.  

Hi @Jeremy Hazelwood,If I were maxed out on cards with a drop in credit score and no wiggle room to do other projects until this is completed, I would lean towards the recommendation from the prudent Thomas S.

Its scary looking when you drop that drum down with a 40 grit but just go with it, the following other grits clean it up nicely.Edgers are tough to use but are necessary, just be careful and go slow when using it.

You could also lay a dripline on a timer, mulch it, and drop in correopsis, coneflower, sage, bluegrass, dogwood, thyme, purple oregeno (will take over), cat mint (will get HUGE) and allysum (some mixture thereof) and call it a day.  

It recently dropped $37k from $112k.I am not new to construction but I am new to the real estate side of things.I am working with a friend of mine and we both have both have funds coming in.

This would cause the new owner not to be able to evict until stay is dropped.

"hey maybe we can talk to the tenants and tell them we'll drop eviction if they leave by the end of the month"...... save the head ache and time....Client thinks courts is the best way to go as if money will be guaranteed to him.....Can you help me think of other arguments against GOING TO COURT?!?!?!
