Your clients will be coming to you for your expertise on what is likely their biggest asset and investment of their lives and keeping yourself up to date on the news and learning from others experiences is invaluable!

In my experience the governmental liens don't drop off with the sale so depending on where the properties are you can have issues with city liens like mowing, cleanup, demolition, etc.IRS so far has not been an issue for me....and I have bought property with IRS liens, but it is nice to know if they do have IRS liens.So far I have not purchased anything with lender liens on them....everyone says those get wipe out, but I can't believe that is automatic. 

Also in some states there are free online databases.  

I see on LA County guidelines and CA HCD guidelines that, when converting a detached accessory structure into an ADU, the structure can be expanded by up to 150 sq ft in order to accommodate ingress/egress.Does anyone have experience with using the 150 sq feet rule?

In my experience, only about 75% of these huge closing credits can actually be utilized and the majority of that goes to egregious "upgrade" fees to the builder anyhow. 

Anyone have any experience with buy and hold multi family properties in Watertown NY (or even the surrounding areas of Clayton NY and Thousand Islands)? 

Through that experience, we didn't get the full picture of their services outside of leasing, but we were able to get a general idea.

If you had bad experience before, hire a different one.
