I look at the pics and try to guess at what I believe it will take to repair it (plus add a little) and then set a 7 day inspection period upon accepted offer. 

But unfortunately MLS nor other sites provided any additional info besides basic bd/ba  and square footage and a pic of the exterior.   

Before and After pics:

The company receives your mail, scans to a portal and you decide what to do with it next (shred, save, mail to you, etc).

Almost full asset based (no personal anything) with exception of credit pull on borrower(s) (can be flexible). 

This is incorporated into your offer right away, so do your homework and make sure that you get a good contractor since you don't know what you are doing (over time this will change, as you do more and more houses.)Finally, do a title scan when you sign the contract, a preliminary title search takes like 1 day.

On the back side of this, they can scan in and email back the filled out applications or fill one out in person while viewing or return a filled out application later. 

I throw that into my Google Calendar (takes < 1 minute) and Automate.IO scans the change to my calendar and updates my Mailchimp list which is used for guest pre/post email communication and sends a formatted email with the booking dates to my cleaners with a hyperlink to that calendar.
