I’m going to consult an attorney and make sure I understand all possible outcomes.My bet is the other events of default all relate to non-payment or habitual late-payment on this debt or some other debt to the bank, transferring ownership of the asset (or the borrower) without bank permission, or negatively affecting the value of the asset in some way. 

On a 5 bedroom house, I'm betting it costs around $35-55k to renovate this building.

In addition to the cities, I bet lake homes have potential north of MSP.

Private equity might be your best bet on this, but be prepared to show your investors that appraisal and discuss it with them as part of your disclosures.

Other than that, probably not worth your time, but I bet if you were firm enough they'd refund you.

Your better bet would be getting info from the probate courts.

I imagine you do not have a person on the ground who can physically post a 3 day notice for you so the best bet is to have the attorney do it via certified mail.

That being said, some bets are worth taking.

That is why it is very important to work with a sponsor with a strong track record and has a proven and capable team.If you can work with a team that has done some real due diligence and knows the real estate market, it is definitely a safer investment; however, it’s not to say that you shouldn’t do your research, too.As for your experience level, real estate syndication is an excellent entry point for those who are looking to be a passive investor.
