If you go that route, a little hack I always recommend is using an airline miles/hotel points CC to purchase all of the furniture and then pay off the card...might as well get as many benefits as you can.Finally as a friendly reminder, you don't need 100 doors like others to be happy to make some side cash flow.

I got a reminder email requesting $150 for the appointment, I under your time is valuable but what your conversation was no use to me.  

I didn't want to take it further so I just reminded them it's not part of the agreement and we should discuss if they have a 2nd dog. 

I have reminded them about quiet hours portion of the lease.
