The court will not make any commitment as to how long they will use the services, but you can bet the bank will have a phone call asking the judge/court some questions on the side as to opinions.This should make borrowing easier, if there is a non-profit involved get that board involved with a letter of support, the mission, community needs justifications and the church involvement.Then make your presentation as Chris outlined.As Steve mentioned, this will be a portfolio loan, larger or regional banks should be interested in community participations, so don't leave them out.Good luck :)

But the simplest explanation is that the lender wants to be sure you have enough commitment into the deal to reduce the likelihood of the lender having to foreclose, and that if the lender does have to foreclose that there is enough cushion to recover the amount loaned (or as much of it as possible).The commitment from you would be at least 30% down in your original example.
