I have a client who wants a home, its been flipped, there is a 1200 SF adu, its one room, with bathroom, wants to build out walls and kitchen without permits... and then wants to BRRRR.

However, even with renting you are not permitted to give up control of the property to a property management company.  

Has anyone been able to utilize the new ADU ordinance 4936 rules to successfully get a permit on an existing Ohana or add a legal Ohana to a property?

Not sure about local code but I would imagine they needed town and/or utility's permission to do the install and maybe validate any credits/rebates, so I missed...7) see if local utility or town have a record in their old permits, then call installer.good luck.

You should always get permits.

I've hauled 2+ million lbs of rock to prevent erosion on my 3/4 mile lake shore to save the land..and have had enough stupid Govt interference and permits to last 3 lifetimes.

The permits and approvals cost at least $35K...Basically my idea hinges on the fact that the average house costs ~ $400 / sq foot in my area, but I could save 30% of the cost just by building a manufactured house from scratch on a lot.
