In Boston, MA  a lot of the recent college grads deal with this and need a guarantor (parents, some other family) to sign off on the lease. 2) It's very rare that the tenant will receive their security deposit BEFORE moving into their new place because there are a lot of steps in the process of getting security deposits from the bank > tenant.

Even our local state college does it that way and by spring it is fertilizer for the lawn.

My college will be paid for by scholarships and my family's college fund.( I will not be paying for college which I am extremely grateful for).

Hi AllI'm looking for the best path to take in regards to getting into rental properties in the Hagerstown, MD area (starting with a house hack).I'm still currently living at home with mom and dad while I'm finishing up my last year in college and working full time making ~50K and am able to save/invest most of it due to my only real expenses being a car payment and insurance.I have about $30k saved up between cash and a brokerage account and a pretty solid credit score of around 740 so I shouldn't have much trouble with loan rates.My main question is - would it be more beneficial to wait it out and buy properties with a conventional loan and 20% down to avoid mortgage insurance or would it be better to use an FHA loan just to get my foot in the door and start my rental property journey.Any and all advice/input is greatly appreciated.

@Heather DickisonBuying a house that's been converted to units is really a good strategy, but you've got to do your homework on the property and get a contingency in the contract that says the zoning is conforming and the work that was done was permitted. 

Hoping to get my first house hack in the State College area in the near future as well.

I'm moving to Cleveland and looking for a duplex for my first house (graduated college a week ago) I have a family member here who owns a few houses and has retired off of their cashflow.
