I painted, laid tile, installed carpet etc. in our units.

Paint, carpet, ceiling tiles etc., and marketing and finding a new tenant, approx 2 months if a rookie.

New tenant - a waiting period - Then you have to paint the place and change the carpet - natural wear and tear.

(i cant think of any other then carpet stains maybe?)

Also build up your contacts on electricians, flooring, carpet, windows, roofs, pool removal/repairs, lawn care, etc.

I own a few rentals and had a tenant that got a dog (unauthorized, no pets allowed), had other people living there, trashed the like new carpets and the freshly painted walls and new doors, not to mention left behind truck loads of trash (only in the shed and the yard though).

dont forget that hideousness3. 1200 a month is going to be paid with a voucher, no market tenant is going to pay that here. and this is the massive variable in your formula. house doesnt look horrible, though definitely a half-hearted rehab (wire mold, poorly designed bathroom, carpet)4. 4x4 isnt  bel air edision. this is in the 4x4

We do not really want to over rehab and we were planning on do carpet, cabinets, tile, etc.

I'm curious before I tear into this thing what the general cost per square foot is on basic carpeting and ceramic floor tile installation.

Don't understand why they mixed cabinet colors and materials in different rooms and the MB carpeting looks cheap.Other than that, it looks like a decent house.
